Summary

EfTEN Real Estate Fund 4 usaldusfond (hereinafter referred to as the Fund) promotes sustainable management of commercial real estate through green lease management and cost-effective improvement of asset sustainability performance which is measured by life-time improvements in EPC ratings and BREEAM certificates. The goal of managing the Fund’s properties it to ensure the preservation of value.

Every investment of the Fund is thoroughly assessed and scrutinized before an investment decision is made. All final investment decisions are done by investment managers of the Fund when and only when all relevant due diligence has been concluded.

Objective fulfillment will be measured by sustainability indicators, sustainability, and energy performance certification levels. Improvement of sustainability indicators lowers the footprint of investment management and ensures cost-effective daily management of the Fund’s properties. Data for the measurement of environmental or social characteristics is collected directly by the Fund.

This financial product promotes environmental or social characteristics, but does not have as its objective sustainable investment.

Environmental or social characteristics of the financial product

Sustainability criteria are included in the Fund’s documentation, that must be followed throughout each investment. This covers preacquisition sustainability performance assessment, sustainable portfolio management for assets acquired and/or (re)developed and reporting to investors. The Fund promotes sustainable management of commercial real estate through green lease management and cost-effective improvement of asset sustainability performance which is measured by life-time improvements in EPC ratings and BREEAM certificates.

Investment strategy

The investment strategy of the Fund is acquisition of real estate properties located in Estonia, Latvia or Lithuania that are covered with long-term commercial lease agreements and are deemed according to internationally recognized standards to be Core or Core plus objects. The Fund is allowed to utilize leverage for financing purposes and each investment must be larger than 15 million euros. The Fund shall not invest in non-commercial real estate nor development projects. The goal of managing the Fund’s properties it to ensure the preservation of value, thus all improvement works for that purpose shall not be considered development projects.

Monitoring of environmental or social characteristics

The Fund’s objectives are Fund life-time improvements of asset environmental and sustainability performance where cost-effectively possible and feasible, while contributing to climate change mitigation and adaptation to the maximum extent possible. Objective fulfillment will be measured by sustainability indicators, sustainability, and energy performance certification levels. Improvement of sustainability indicators lowers the footprint of investment management and ensures cost-effective daily management of the Fund’s properties.

Methodologies for environmental or social characteristics

In order to measure how the social or environmental characteristics are met, the Fund compares raw consumption data and energy performance levels with goals set in the Fund’s documentation.

Data sources and processing

Data for the measurement of environmental or social characteristics is collected directly by the Fund. This includes consumption data and energy performance certification levels that is sourced from location. Additionally, stakeholder engagement is measured through regular questionnaires and feedback forms. Data is processed by the Fund and where applicable, assured by third parties. Levels of estimated data are kept as low as possible and disclosed appropriately.

Due diligence

Every investment of the Fund is thoroughly assessed and scrutinized before an investment decision is made. This process involves both legal and technical due diligence to highlight potential vulnerabilities and risks attached to the asset. All final investment decisions are done by investment managers of the Fund when and only when all relevant due diligence has been concluded.

Engagement policies

The Fund does not have engagement as a part of its environmental or social investment strategy.
