Cornerstone laying ceremony for the new Uku Keskus in Viljandi, developed by EfTEN
Official cornerstone laying ceremony for the biggest shopping center in Viljandi, Uku Keskus, built by EfTEN Kinnisvarafond AS, is being held on this Friday, on 11th of May. The new Uku Keskus in total investment size of EUR 5 million euros is expected to be ready by the end of October 2012.
According to Uku Keskus, majority of ca. 7000m2 of leasable area of the new center is covered with lease agreements. According to Toomas Õun, the project manager of Uku Keskus, lease agreements with the base tenants are signed and the key tenant will be RIMI. “We are delighted to see that Uku Keskus is drawing so many new service providers and shops to Viljandi, extending the range of goods and services provided,” says Õun. According to his words, the construction work of the new center is on schedule and the list of contractual lessees is growing longer with every week.
The biggest tenants of Uku Keskus are RIMI, Hesburger, Apotheka, Shu, Ideaal Kosmeetika, Apollo bookstore, R-Kiosk, Hawaii Express and Tehnikatäht. In addition, Nurmiko is setting up a flower shop in close cooperation with Uku Flowers.
Uku Keskus is built by Tesman, a contracting company from Saaremaa, who will subcontract local collaboration partners. According to Viljar Arakas, the fund manager of EfTEN Kinnivarafond AS, the new Viljandi shopping center Uku Keskus is the fund’s ninth investment. “From the investor’s point of view it is good that our investments are allocated between several Estonian towns. The broad-based approach gives us additional information on how different areas react to changes in our economic environment. This kind of knowledge will certainly come handy in our investing activity, “says Arakas.
EfTEN Kinnisvarafond AS is a real estate fund founded by EfTEN Capital in 2008, which invests in business property.
